FINDING: OTHER RELEVANT INFO
Wording
| | |
Staff found that subject property has four small wetlands mapped by the National Wetlands Inventory (Port Ludlow/1987). Staff has generally found the NWI map series to be quite reliable. Three of the four mapped wetlands are scrub-shrub while the fourth, and largest is shown to have aquatic beds and emergent vegetation. Wetlands are assumed to have a classification of no higher than Class II which would require a minimum set-back of 50 feet for any proposed development (low-intensity).

WETLANDS CUSTOM CONDITION
Wording
| | |
Due to locked gate, staff could not verify the location of any wetland within 50 feet of the proposed development. However, in this instance, the proposed development is to occur within an already fenced enclosure on a previously constructed building pad. Staff believes that this development will have no negative impact on any critical area, even if building pad lies within a wetland buffer.
