Title: SEPERATE REVIEW
Wording Work within the jurisdiction of the Shoreline Master Program other than as described above shall receive separate review from this Department.

Title: WATER QUALITY
Wording All materials that may come in contact with water shall be composed of nontoxic materials, such as wood, concrete, approved plastic composites or steel, that will not adversely affect water quality or aquatic plants or animals. Materials used for decking or other structural components shall be approved by applicable state agencies for contact with water to avoid discharge of pollutants from wave splash, rain, or runoff. Wood treated with creosote, copper chromium arsenate or pentachlorophenol is prohibited in shoreline water bodies.

Title: FILL MATERIALS
Wording Fill materials placed within shoreline jurisdiction shall be from an approved source and shall consist of clean sand, gravel, soil, rock or similar material. The use of contaminated material or construction debris shall be prohibited.

Title: RETAIN VEGETATION
Wording The proposal shall retain existing vegetation. Any disturbance within the shoreline buffer shall be restored immediately.

Title: SUBSTANTIAL PROGRESS
Wording Substantial progress towards completion of the project shall be performed within two years of the issuance of the permit.

Title: COMPLY WITH HPA
Wording In addition to Jefferson County permit conditions, the project proponent shall comply with all conditions set forth by the Washington Department of Fish and Wildlife through Hydraulic Project Approval.

Title: ARMY CORPS CHECK
Wording Prior to commencing development activity, the proponent is responsible for informing the US Army Corps of Engineers (COE) in order for COE to determine whether a Department of the Army permit or review is required. Generally, review is required for construction and dredging in or around navigable waters of the US and for work or fill in hydrologically connected wetlands. Title: COMPLY WITH BMPS
Wording The project shall adhere to the Best Management Practices (BMPs) identified on the site plan, JARPA, and Supplement to Permit Applications received September 15, 2017 to control stormwater, erosion and sediment during construction. BMPs shall address permanent measures to stabilize soil exposed during construction, and in the design and operation of stormwater and drainage control systems.

Wording The project must comply with the Inadvertent Archaeological and Historic Resources Discovery Plan for Jefferson County, Washington in the event that any ground disturbing activities or other project activities related to this development or in any future development uncover protected cultural material.

Title: FLOOD HAZARD
Wording Flood hazard reduction measures are to be used as required by the Jefferson County Flood Damage Prevention Ordinance 07 0515 06 (Jefferson County Code Chapter 15.15).

Title: SITE PLAN CHANGES
Wording The revised site plan as submitted with the replacement bulkhead, concrete pile jacket repair, and connections between pile tops and floor beams on December 15, 2017 has been reviewed for consistency under the UDC, and has been approved by Jefferson County Department of Community Development. Any modifications, changes, and/or additions to the stamped, approved revised site plan dated February 1, 2018 shall be resubmitted for review and approval by Jefferson County Department of Community Development.

Wording This approval is for a replacement bulkhead, concrete pile jacket repair, and connections between pile tops and floor beams. Any future permits on this site are subject to review for consistency with applicable codes and ordinances and does not preclude review and conditions which may be placed on future permits.

Title: FLOOD ELEVATION CERT
Wording A flood elevation certificate shall be required prior to issuance of a final certificate of occupancy because of the structural alteration to attach the support piles to the buildings. The flood elevation certificate shall report the elevation in relation to mean sea level of the lowest floor of all structures, elevation in relation to mean sea level to which any structure has been floodproofed, and, if applicable shall be certified by a licensed land surveyor that the floodproofing methods for any nonresidential structure meet floodproofing criteria in JCC 15.15.080(2)(b).
