Description | | Conditional Use Permit to allow for the expansion of an existing residence located within a wetland buffer. Modification or expansion of existing uses or structures within an identified wetland buffer/setback are subject to the Nonconforming Use provisions identified under Section 4.26(b)(1) of the Jefferson County Unified Development Code (UDC). If an expansion exceeds 10-percent or 200-square feet the proposed expansion shall undergo a Type III Conditional Use process. The property currently contains two single family dwellings. The proposal will remove one of the existing dwellings and will expand the other dwelling by adding a maximum 1,300-sq feet of impervious surface. The proposed expansion is located entirely within a Category I Wetland Buffer. A Wetland Delineation Report has been submitted in conjunction with the application. The proposal will also be subject to the Jefferson County Shoreline Master Program. All work performed will maintain a 30-foot setback from the Ordinary High Water Mark (OHWM) of the shoreline. In addition, the project will be reviewed for compliance with Sections 4 & 6 of the Unified Development Code. The proposal is categorically exempt from the State Environmental Policy Act (SEPA) per WAC 197-11-800(1)(b)(i).
