Description | | I am appraising an 80 acre portion of the two parcel numbers noted above. The tract is zoned CF-80. Given the GMA and other legal precedents in the past, in other counties, I am assuming that the likelihood of getting the waterfront portion of these large timberland tracts rezoned to IH-20 or RR-5 is very unlikely. While I assume that it is not out of the question, a rezone would certainly meet community resistance.
a) Can you tell me if Jefferson County has approved similar rezones in the past couple years and the steps that would need to occur for a rezone. b) What is the likelihood of a rezone for a hypothetical new owner that bought the tract knowing that the site is CF-80 but then asks for a rezone? c) Can a zoning swap occur like Mason County allows?
