Case Conditions

Title: SEPTIC - MINIMUM LAND AREA
Wording The lots as segregated do not meet current minimum land area requirements under WAC246-272A for a new subdivision and therefore will not be eligible or receive approval by the Health Department for expansion of the residential use (additional bedrooms or addition of an accessory dwelling unit) on any one of the lots.

Title: ASSESSOR'S
Wording To process this segregation you will need to submit a written request to the Jefferson County Assessor's Office to have additional parcel number assigned. A copy of this permit will be forwarded to the Assessor's Office Please contact the Jefferson County Assessor's Office (360-385-9105) with any questions regarding this process.

Title: DEVELOP LOTS
Wording This determination does not guarantee an ability to develop these lots. All development shall comply with the on-site sewage code, the building codes and local development regulations.

Title: PARCEL SEG
Wording Based on the findings, parcel number 945000301,Correia's Addition to Irondale, Blk 3, Lots 1 thru 9, Section 2, Township 29N, Range 1W can be considered Three (3) separate parcels. No formal consolidation was found for lots 1 thru 9.

Case Findings
Below is a list of findings for this permit case. Findings typically record facts that the staff are using as the basis of their permit processing decisions.
Title: F- SUB
Wording This parcel was created through Correia's Addition to Irondale long plat, under AFN 33137, volume 13, page 8 with the Jefferson County Auditor's office.

Title: F-RCW
Wording RCW 58.17 requires regulation of the division of land and was passed in 1969.

Title: F-ASSESSOR'S COMMENTS
Wording The Assessor's office commented on 9/10/2010 as follows: After reviewing our records, there is no formal consolidation on file. This parcel has been in its current configuration since prior to 1969. This may be 9 separate parcels depending on Health Department and DCD regulations.

Title: F-DENSITY EXEMPTION
Wording Jefferson County Code (JCC) 18.30.050(4) allows for the creation of additional substandard or nonconforming lots provided: (a)The parcel to be divided contains more than one existing legally permitted residential structure (not including an approved or functioning accessory dwelling unit), of which all structures have an individual, legally permitted and installed septic system approved by the Jefferson County environmental health department, and neither structure was approved as, or functions as, an accessory dwelling unit (ADU); (b)If on or before January 20, 1998, the parcel to be divided contained one or more existing legally permitted residential structures, of which each structure had an installed, individual and legally permitted septic system approved by the Jefferson County environmental health department, and the property contained at least one additional legally permitted and installed septic system not yet dedicated or connected to an existing residential structure;

Title: F-ADMINISTRATION DETERMINED
Wording On June 29, 2010, the administrator determined the subject parcel meets the criteria in Jefferson County Code 18.30.050(4) and can be segregated into 3 legal nonconforming parcels along the exising lot lines. Since the lot lines exist, a short subdivision is not required

Title: F-SEPTIC COMMENTS
Wording The Environmental Health office commented on 3/7/2011 as follows: I have reviewed the proposed lot segregation and it meets the requirements for onsite sewage under the subdivision exemption criteria. The lots as segregated do not meet current minimum land area requirements for a new subdivision and therefore will not be eligible or receive approval for expansion of the residential use (additional bedrooms or addition of an accessory dwelling unit) on any one of the lots. I signed off on the case in Tidemark, SUB10-14. Each of the 3 lots has designated a reserve area and required easements have been recorded. I added a condition about the limits on expansion. A monitoring inspection was completed on each of the lots proposed.

Title: F-UGA LOTS SIZE
Wording Jefferson County Code 18.18.050 table 3A-2 allows UGA low density residential to develop 4 - 6 units per acre. Sanitary Sewer must be available to develop to these standards.

Title: F-Confirmed ESAs
Wording The application was reviewed by the Jefferson County Department of Community Development staff on 12/6/10 for the potential presence of Environmentally Sensitive Areas (ESAs) under the provisions of the Unified Development Code (UDC). After an initial Geographic Information Systems mapping review the following ESAs were confirmed to be present on the subject property: Special Aquifer Recharge Protection Area (SAPRA), Seawater Intrusion Protection Zone (SIPZ).

Title: ZONING
Wording The parcel has been designated as UGA-LDR under the Jefferson County Comprehensive Land Use Map effective August 28, 1998.
