Title: Custom Universal Condition
Wording 1. The applicant shall obtain a stormwater permit from the Jefferson County Department of Community Development prior to any excavation or land disturbing activities exceeding the thresholds under JCC 18.30.070(4). 2. The applicant shall obtain a building permit from the Department of Community Development. 3. A landscaping plan shall be submitted at time of building permit application that complies with JCC 18.30.130(5)(a). 4. The building permit site plan shall identify at least one parking space reserved for physically handicapped needs. 5. Prior to issuance of the Jefferson County Building Permit, the applicant will be required to submit a Temporary Drainage, Sediment and Erosion Control (TESC) Plan as required and described by JCC 18.30.070(3) Development and Redevelopment Minimum Requirements & JCC 18.15.380 Drainage and erosion control plan. Once the subject permit has been issued, the applicant shall fully implement the provisions of the submitted TESC Plan. 6. The proponent shall enter into a Stormwater Management Facility Maintenance Agreement with Jefferson County through the Public Works Department. 7. Security lighting associated with parking facilities shall be beamed, hooded, or directed so as to not cause glare on adjacent properties or water bodies 8. Work within the jurisdiction of the Shoreline Program other than as described above shall receive separate review from this office. Substantial progress towards completion of the project shall be performed within two years of the issuance of the permit.
