Case Conditions
Below is a list of conditions for this permit case. Conditions typically record requirements that the applicant must meet to be in compliance with the permit.
Title: FINDING: POTENTIAL CAs
Wording The application was reviewed by Jefferson County Permit Center staff on 05/17/95 for the potential presence of critical areas regulated under the provisions of the Ordinance, and the following critical areas were confirmed as potentially present on the subject property: wetlands.

Title: FINDING: CONFIRMED CAs
Wording Acting upon the above information, Jefferson County staff conducted additional review of the subject property on 05/18/95 and confirmed the existence of the following critical areas and/or their associated buffers on the property: wetlands.

Title: FINDING: OTHER RELEVANT INFO
Wording County staff, upon reviewing the critical areas maps in our office and the applicant's critical areas questionnaire, has determined that there may be a small portion of wetland or wetland buffer located in the extreme southwestern corner of the subject parcel.

Title: FINDING: OTHER RELEVANT INFO
Wording This area of wetland or wetland buffer is associated with a large Class II scrub-shrub wetland located to the north and west of the subject parcel. Class II wetlands require a minimum setback of 50 feet from any proposed development. Staff did not visit site to verify whether wetland or wetland buffer exists on site since proposed development is planned to occur well away from the mapped wetland area. Staff is assuming that a small portion of the parcel in the southwest does contain wetland or wetland buffer. Applicant may request field verification by County staff if desired. Staff chose not to field check in this instance in order to expedite applicant's building permit.

Title: WETLANDS CUSTOM CONDITION
Wording A setback of 50 feet, measured perpendicularly from the wetland edge, shall be permanently maintained as a buffer. No filling, grading, clearing or other alteration of the wetland or its buffer is allowed.

Title: NO WETLAND BUFFER ALTERATION
Wording No alteration shall be made to the wetland or its buffer without prior authorization by the Critical Area Administrator. Buffer enhancement is allowed as long as native species are selected for planting.

Title: DEVEL & PLOT PLAN/NOTIFY CONTRATS
Wording The proposed development shall be located on the subject property exactly as identified on the Universal Plot Plan, or other Site Plan, approved by the County as part of the triggering permit application. Applicant shall be responsible for contacting and notifying contractor(s) of the above conditions in order to ensure compliance at various stages of construction/development.
