Title: APPROVAL FOR CLASSROOM ONLY
Wording This APPROVAL is for a new modular classroom building only. Any future permits on this site are subject to review for consistency with applicable codes and ordinances and does not preclude review and conditions which may be placed on future permits.

Title: SITE PLAN CHANGES
Wording The revised site plan as submitted with the new modular classroom building application on August 15th, 2022 has been reviewed for consistency under the UDC, and has been approved by Jefferson County Department of Community Development. Any modifications, changes, and/or additions to the stamped, approved site plan dated August 16th, 2022 shall be resubmitted for review and approval by Jefferson County Department of Community Development.

Title: CRITICAL AREAS
Wording The Geographic Information Systems mapping review identified the following Critical Areas on the subject property: Type "Ns" Stream (seasonal non-fish bearing), Wetlands, Geological Hazardous Areas (Slight Landslide Hazard Area and Seismic Hazard Area), Special Aquifer Resource Protection Area, and Susceptible Critical Aquifer Resource Area.

Title: AQUIFER RESOURCE AREA
Wording Aquifer Recharge Areas in Jefferson County are characterized by porous geological formations that allow percolation of the surface water into the soils and the underlying zone of saturation. Aquifers are geologic formations that contain sufficient saturated permeable material to yield significant quantities of water to wells and springs. Aquifers serve as the source of drinking water within most of the rural portions of Jefferson County. Critical Aquifer Recharge Areas may require special protection measures to mitigate water quality degradation. The submitted proposal does not require additional aquifer protection measures. However, during construction the project shall follow the Best Management Practices (BMPs) and facility design standards as identified and defined in the Stormwater Management Manual for the Puget Sound Basin.

Title: ARCHEOLOGY
Wording Based on the results of the survey entitled “Cultural Resources Survey and Presence/Absence Testing of the Sunfield Education Association Parcel, 10903 Rhody Drive, Port Hadlock, Jefferson County, Washington,” the Washington Department of Archaeology and Historic Preservation ("DAHP") is recommending that the project move forward following a standard Inadvertent Discovery Plan. If potential archaeological sites are unearthed or discovered on the parcel during any ground disturbance or construction, the contractor and property owner must immediately halt all work, secure the location, and contact DAHP.

Title: IDP
Wording All contractors and personnel shall be familiar with the inadvertent discovery plan as attached to this permit. If any possible historic, archaeological and/or cultural artifacts are inadvertently discovered, the applicant shall immediately stop all work on the project and shall notify the Washington Department of Archaeology and Historic Preservation, Jefferson County Department of Community Development, and affected tribes.

Title: BMPS
Wording The project shall adhere to the Best Management Practices (BMPs) to control stormwater, erosion and sediment during construction. BMPs shall address permanent measures to stabilize soil exposed during construction, and in the design and operation of stormwater and drainage control systems.

Title: SMALL STORMWATER
Wording The applicant is proposing to create or add 1,870 square feet of impervious surface and 2,558 square feet of land disturbing activities. JCC 18.30.060 and 18.30.070 require your proposal comply with Minimum Requirement #2 (Construction Stormwater Pollution Prevention) of the Department of Ecology Stormwater Management Manual for Western Washington to control stormwater, erosion and sediment during construction.

Title: DOWNSPOUT DISPERSION
Wording The applicant has proposed and been approved to utilize the BMP T5.10B downspout dispersion system to manage stormwater from roof areas. The splash blocks require a 50-foot vegetative flow path. For sites with septic systems, the discharge point of all dispersion systems shall be directed away from all the primary and reserve drainfield areas.The splash blocks will be designed per the requirements of the Stormwater Management Manual for Western Washington.

Title: AG LAND DISCLOSURE
Wording Jefferson County has determined that the use of real property for agriculture and forestry operations is a high priority and favored use in the county. The county will not consider to be a nuisance those inconveniences or discomforts arising from such operations, if such operations are consistent with commonly accepted best management practices in compliance with local, state, and federal laws. If your real property includes or is within five hundred (500) feet of real property designated as Rural Residential 1:10 or 1:20, Rural Industrial, Rural Commercial, Agriculture, or Forestry, you may be subject to inconveniences or discomforts arising from such farming and forestry operations, including but not limited to noise, tree removal, odors, flies, fumes, dust, smoke, the operation of farm and forestry machinery during any 24-hour period, the storage and disposal of manure, and the application of permitted fertilizers and permitted pesticides. One or more of these inconveniences may occur as a result of agricultural and forestry operations which are in conformance with existing laws and regulations.

Title: SEPTIC - No Assurance future dev.
Wording Approval of this permit does not provide any assurance of future approvals for onsite sewage disposal on the property or use of any existing septic systems. Actions taken to date and proposed as part of this project may limit or prevent future development of an onsite sewage system. Future proposals must meet current code at the time of application and will require flow analysis by a septic designer to determine remaining septic capacity.
