Case Conditions
Below is a list of conditions for this permit case. Conditions typically record requirements that the applicant must meet to be in compliance with the permit.
Title: APPROVAL FOR
Wording This APPROVAL is for a new manufactured home only. Any future permits on this site are subject to review for consistency with applicable codes and ordinances and does not preclude review and conditions which may be placed on future permits.

Title: SITE PLAN CHANGES
Wording The site plan as submitted with the builing permit application on April 19, 2022 has been reviewed for consistency under the UDC, and has been approved by Jefferson County Department of Community Development. Any modifications, changes, and/or additions to the stamped, approved site plan dated August 18, 2022 shall be resubmitted for review and approval by Jefferson County Department of Community Development.

Title: CRITICAL AREAS
Wording Geographic Information Systems mapping review identified the following Critical Areas on the subject property: wetlands and SARPA critical aquifer recharge area designation. The binding site plan for this project designates open space to meet wetland buffer standards. No wetland delineation report was required for this permit application.

Title: CARA
Wording Aquifer Recharge Areas in Jefferson County are characterized by porous geological formations that allow percolation of the surface water into the soils and the underlying zone of saturation. Aquifers are geologic formations that contain sufficient saturated permeable material to yield significant quantities of water to wells and springs. Aquifers serve as the source of drinking water within most of the rural portions of Jefferson County. Critical Aquifer Recharge Areas may require special protection measures to mitigate water quality degradation. The submitted proposal does not require additional aquifer protection measures. However, during construction the project shall follow the Best Management Practices (BMPs) and facility design standards as identified and defined in the Stormwater Management Manual for the Puget Sound Basin.

Title: INADVERTENT DISCOVERY
Wording If any possible historic, archaeological and/or cultural artifacts are inadvertently discovered, the applicant shall immediately stop all work on the project and shall notify the Washington Department of Archaeology and Historic Preservation, Jefferson County Department of Community Development, and affected tribes.

Title: STORMWATER BMPS
Wording The project shall adhere to the Best Management Practices (BMPs) to control stormwater, erosion and sediment during construction. BMPs shall address permanent measures to stabilize soil exposed during construction, and in the design and operation of stormwater and drainage control systems.

Title: MEDIUM SIZED PROJECT
Wording The applicant is proposing to create or add 1,512 square feet of impervious surface and 1,872 square feet of land disturbing activities. JCC 18.30.060 and 18.30.070 require the project applicant submit a stormwater plan meeting Minimum Requirements #1 through #5 of the Department of Ecology Stormwater Management Manual for Western Washington.

Title: STORMWATER NOT ENGINEERED
Wording A Stormwater Plan has been submitted and approved by the Department of Community Development. Once the subject permit has been issued the applicant shall fully implement the provisions of the submitted plan. No clearing for roadways or utilities shall occur on the project site until clearing necessary for the installation of temporary sedimentation and erosion control measures have been completed.

Title: FULL INFILTRATION
Wording The applicant has proposed and been approved to utilize downspout full infiltration to manage stormwater from roof areas. The soils were evaluated by using the septic soil logs and found to have three or more feet of permeable soils and the anticipated water table is at least 1 foot below the bottom of the proposed drywell/infiltration trench. The drywell or infiltration trench will be designed per the requirements of the Stormwater Management Manual for Western Washington BMP T5.10. The drywell shall be 5'x4'x12' in size. The drywell will receive tie-ins from both the manufactured home and the detached garage, associated with permit BLD2022-00210.

Title: SHEET FLOW DISPERSION
Wording The applicant has proposed and been approved to utilize sheet flow dispersion for driveway stormwater management. The sheet flow shall be designed per the requirements of the stormwater manual. A 2-foot wide gravel transition zone and 10-feet of vegetated flow path are required.

Title: Water line/Septic system setback
Wording 10' minimum separation required between the water line and any onsite sewage system components including sewage transport lines.
