Case Conditions
Below is a list of conditions for this permit case. Conditions typically record requirements that the applicant must meet to be in compliance with the permit.
Title: REVISION TO EXPAND BREEZWAY
Wording February 19, 2021 a revision to the original approval was submitted to add additional square footage to the existing breezeway. This area is not intended for occupancy and was not reviewed for any changes to the food service permit.

Title: APPROVAL FOR BREEZEWAY ONLY
Wording This approval is for an open-air timber frame breeze way/atrium only. Any future permits on this site are subject to review for consistency with applicable codes and ordinances and does not preclude review and conditions which may be placed on future permits.

Title: SITE PLAN CHANGES
Wording The revised site plan as submitted with the breeze way/atrium application on February 19, 2021 has been reviewed for consistency under the UDC, and has been approved by Jefferson County Department of Community Development. Any modifications, changes, and/or additions to the stamped, approved site plan dated March 15, 2021 shall be resubmitted for review and approval by Jefferson County Department of Community Development.

Title: CRITICAL AREAS
Wording The Geographic Information Systems mapping review identified the following Critical Areas on the subject property: Geologically Hazardous Areas, Shoreline Conservancy Designation, Fish Bearing Creek, Wetlands, Flood Zone, Critical Aquifer Recharge Area, Archaeological district

Title: CRITICAL AREAS 2
Wording All critical areas are either outside of project area or have been addressed under the zoning approval ZON15-00008 which allows for this phased development. No additional critical area reviews required.

Title: GEOHAZARD AREA
Wording Geologically Hazardous Areas in Jefferson County are characterized by slope, soil type, geologic material, and groundwater that may combine to create problems with slope stability, erosion, and water quality during and after construction or during natural events such as earthquakes or severe rainstorms.

Title: CARA
Wording Aquifer Recharge Areas in Jefferson County are characterized by porous geological formations that allow percolation of the surface water into the soils and the underlying zone of saturation. Aquifers are geologic formations that contain sufficient saturated permeable material to yield significant quantities of water to wells and springs. Aquifers serve as the source of drinking water within most of the rural portions of Jefferson County. Critical Aquifer Recharge Areas may require special protection measures to mitigate water quality degradation. The submitted proposal does not require additional aquifer protection measures. However, during construction the project shall follow the Best Management Practices (BMPs) and facility design standards as identified and defined in the Stormwater Management Manual for the Puget Sound Basin.

Title: INADVERTANT DISCOVERY PLAN
Wording All contractors and personnel shall be familiar with the inadvertent discovery plan as attached to this permit. If any possible historic, archaeological and/or cultural artifacts are inadvertently discovered, the applicant shall immediately stop all work on the project and shall notify the Washington Department of Archaeology and Historic Preservation, Jefferson County Department of Community Development, and affected tribes.

Title: BMPS
Wording The project shall adhere to the Best Management Practices (BMPs) to control stormwater, erosion and sediment during construction. BMPs shall address permanent measures to stabilize soil exposed during construction, and in the design and operation of stormwater and drainage control systems.

Title: SMALL STORMWATER
Wording The applicant is proposing to create or add 1202 square feet of impervious surface and 36 square feet of land disturbing activities. JCC 18.30.060 and 18.30.070 require your proposal comply with Minimum Requirement #2 (Construction Stormwater Pollution Prevention) of the Department of Ecology Stormwater Management Manual for Western Washington to control stormwater, erosion and sediment during construction. BMPs shall address permanent measures to stabilize soil exposed during construction, and in the design and operation of stormwater and drainage control systems.

Title: NO PLUMBING REVWD OR APPRVD
Wording No plumbing has been reviewed or approved for this project by Jefferson County Public Health. Additional requirements may apply if plumbing is proposed.
